Individual freedom for tenants in the “Landwehrviertel”
As a construction project, LEEDS TRIO is part of the newly emerging “Landwehrviertel” district, which is becoming a talking point as the largest contiguous area of new development in Osnabrück since the Second World War. The property comprises the new construction of three residential buildings with a communal underground car park. A total of 73 residential units (of which 7 are subsidized apartments) are being built in the three-storey buildings with penthouse levels/attics, comprising a mix of 2- to 4-room apartments. Extensive greened roofs, glazed windows and façade insulation ensure an ecologically sustainable, feel-good climate. Tenant cellars, car parking spaces in the underground car park and plenty of bicycle stands ensure space and order. The large green courtyard is landscaped. The lawns adjacent to the terraces on the ground floor are bordered by hedges, creating individual open spaces for the tenants. The communal areas invite you to relax. Here, play areas for the youngest ones, a stock of old trees, bicycle parking spaces and illuminated paths with seating offer practical and beautiful meeting areas for a neighbourly life together. With the shrubs, trees and perennials that are planted, the outdoor areas of the property also create a green belt that is in harmony with the appealing colour design of the house facades and which underlines the inviting overall impression.

The perfect work-life balance between urbanity and country air
It is the largest Westphalian city on Lower Saxon soil and the fourth largest city in Lower Saxony after Hanover, Braunschweig and Oldenburg. Once a Hanseatic city, Osnabrück still lies at the intersection of important European economic axes. Since then, its eventful history as the place where the Peace of Westphalia was signed in 1648 has determined its self-image and its work as a “city of peace”. Its long history can also be explored in the lovingly renovated Old Town, a lively centre that invites you to shop, stroll and explore the area. Cosy cafes alternate with small boutiques and shops, galleries and museums, monuments and churches. Thanks to its location in the middle of the TERRA.vita Nature and Geopark, the city experience can be ideally combined here with active recreation. Surrounded by the Osnabrück Uplands, the Wiehen Hills and the Teutoburg Forest, the city offers pure nature in the immediate vicinity. Green spaces and parks also shape the cityscape in the inner city. With almost 172,000 people and 23 districts, each with its own individual character, Osnabrück is a city that has grown over the centuries with a vital cultural life, annual events and festivals, as well as abundant sports and club activities. In economic terms, it is more on the industrial side and is shaped, above all, by the metal, paper and automotive industries.
In the Atter district – New space to live
In the green Osnabrück district of Atter, the new “Landwehrviertel” area has been developed on the 37-hectare former barracks site since 2013. This new residential district makes it possible to enjoy modern living in an urban environment and natural location. Combined with the infrastructure of a developed district and the very good transport connections, large, attractive open spaces and lovingly designed green areas offer a home with a future, especially for families.
With the Heger Holz woodland area and the Rubbenbruchsee and Attersee lakes, the possibilities for local recreation lie right on the district’s doorstep, delighting not only the inhabitants of the Landwehrviertel, but also nature lovers and those escaping the city. In general, the Osnabrück district of Atter is considered an important tourism location, which, in addition to the Atterheide airfield, the large camping area by Lake Attersee and the Gut Leye estate, offers unique areas for recreation, such as the natural river meadows of the Düte, the Leyer Holz and the Natruper Holz.
